Let’s talk about the Scoring Engine.
PropVest IQ combines over a dozen metrics — from CAP Rate and DCR to Walkability and School Quality — into one composite score.

We currently weight it at 70% Financial Metrics and 30% Location Metrics, dynamically adjusted by property type.

We’d love your input:

• Does that balance feel right to you?

• Which metrics do you rely on most when evaluating a property?

• Are there any criteria you wish were included — or that you think don’t belong?

Your insights will help us fine-tune the weighting logic so that the “PropVest IQ Score” reflects how real investors think, not just how spreadsheets calculate.
