Step 1 and 2, Location Analyzer and CapEx Planner 

Step 1 Location Analyzer assigns a score to the potential property's location based on key metrics. While location is often subjective, this feature helps quantify it using relevant data to give you a consistent, objective comparison across investments. The user will also be able to stipulate what the use of the property will be in the Drop Down.

Step 2 CapEx Planner allows the user to identify the current use of the property in the Drop Down, as well as state what the future use plan is. The user can also detail what renovation costs and appliance costs will be for the property in question. 

Step 3-Quick Analysis Tool

This is the heart of PropVest IQ. First click the Clear Inputs button and update location button. Then input your numbers and click the Calculate Score button, the Matrix runs the analysis instantly. It evaluates the viability of a rental property across 12 critical investment criteria and produces an instant result: Caution - Neutral - Decent - Good - Excellent - Exceptional

➡️ Obviously we want to see ‘Exceptional’ but a 'Caution' score doesn't necessarily mean 'Do Not Buy'—it signals that there may be red flags or complexities needing further review.

➡️ The ratings shows increasing promise but ratings don't mean the property is risk-free. PropVest IQ sharpens your visibility into those potential roadblocks. It gives you Clarity.

📌 After receiving your score, take time to review what the score means by clicking the Meaning button. You'll be taken to the What the Score Means tab to see how the score was determined. 

📌 Click the Download Score Details and Current Financial Forecast button to have the details of the Score and a Financial Forecast created in PDF.

4. Metrics Tab

The Metrics Tab is the analytical powerhouse of PropVest IQ. It’s where your property inputs are brought to life through the real-time evaluation of 12 essential investment metrics—each one contributing to the overall investment grade: Caution - Neutral - Decent - Good - Excellent - Exceptional

These metrics aren’t just a checklist—they work in harmony to give a complete picture of the financial health, risk, and opportunity associated with a rental property. With built-in classification ranges, real-world examples, and improvement tips, the Metrics Tab helps users not only understand what each metric means but how to improve them strategically.

This tab goes beyond surface-level analysis to uncover both the strengths and vulnerabilities of your investment. Whether you're comparing multiple deals or diving deep into one opportunity, this is the data-driven advantage that puts you ahead.

5. What the Score Means

This tab breaks down your total score into clear performance ranges—from “Caution" to "Exceptional" and explains what each range represents in terms of location strength, financial performance, and risk level. You’ll also see how each of the 12 key metrics contributed to your score, so you can quickly spot strengths, identify weaknesses, and know where to focus your attention before making an investment decision.

6. Generate Template-Buy Property Button

Back to the Quick Analysis tab. If you decide to purchase the property, simply click the Generate Template button and the Matrix will take over. You’ll name the investment and the Matrix will automatically extract your input data, transform it and add the property to both the Investment Portfolio tabs and the Investment Tracker tab. After the creation of the property, more detailed input options are made available for analysis and long-term management. Track everything from income and expenses to profitability and projections for future cash flow. It’s designed to be your ongoing dashboard for investment success. Make sure that you fill in the purchase date and the first payment date in order for the Investment Tracker to accurately track the data. It's also important for the DIY landlord, to fill in the inputs for the Maintenance Tracker in order for it to be effective.

7. Investment Tracker Tab

The Investment Tracker tab is where PropVest IQ brings your entire portfolio into focus. This centralized ledger combines all your investment properties to give you a complete view of your performance—daily, monthly, and year after year. All with the click of a button!

You’ll see at a glance how each individual property is performing: some properties may show profits right away, while others take longer to break even or yield returns. More importantly, the Investment Tracker gives you insight into how your entire portfolio is doing by tracking:

📌 Inputs for the Report Generator are in the tabs for each property. Input the information and then use the Individual Property Accounting Reports/Packages buttons  in the Investment Tracker tab to instantly generate IRS, CRA and accountant ready spreadsheets for quick and easy report generation. 

8. Maintenance Tracker Tab-Stay Ahead of Property Care

The Maintenance Tracker was designed to put property upkeep on autopilot, helping owners, property managers and landlords protect their investments, extend asset life, and avoid costly surprises.

The template includes a curated list of common property maintenance and replacement tasks (quarterly, semi-annual, annual, 5-year, 10-year, 15-year, and 20+ year).

Last Completed Tracking: For each item, simply record the date it was last completed. Example: if a roof was replaced in 2023, the system knows it doesn’t require replacement until 2043, but does need inspection every 5 years.

Smart Reminders: The Maintenance Tracker tab bundles all your properties into one dashboard. When a task is due (or approaching), it prompts you automatically — ensuring nothing falls through the cracks.

9. Property Checklist Tab / Accounting Deductions

Sometimes you're standing in front of a property for the first time, trying to size it up. Other times, you're already deep in research and ready to run the numbers. The Property Checklist Tab is here for both moments.

This feature is your ultimate real estate pre-analysis guide, full of critical questions every investor should ask before moving forward. From zoning and property condition to rental potential and surrounding development—this checklist ensures no stone is left unturned.

From exterior construction to curb appeal, from income demographics to washer capacity—if it matters to your investment, it's probably on this checklist.

Use the Property Checklist tab before you use the Quick Analysis Tool to ensure you’re basing your inputs—and decisions—on a complete understanding of the property.

The Accounting Deductions list will give you a clear idea of what you may be able to include in your IRS and CRA tax returns.
